We strive to provide a quick, hassle-free experience for finding your next home. Here are a few FAQs to help explain how we work and what we do for you:
* How much will this cost? It is FREE for you. We show properties that are listed by most of the major real estate companies in our area. We have an arrangement with them where we get a commission for finding qualified tenants for their properties. We help you find your home, negotiate price and other terms, get all of the correct paperwork done, and we actually charge the owners or management companies a fee for this.
* How long will it take? That depends mostly on you. Some people take weeks to find a place. I have helped one family find a great home in a nice area in only 2 hours (World Record).
* I don’t see anything I like. What to do? Just wait a little bit. These listings change daily. You can actually set up a free custom search on our KillerRents.com website that will send new property updates to you as soon as homes that meet your criteria become available on the market. You can find out before most real estate agents do. If you haven’t found something that is a good match for you, just wait and you will.
* I found a home that is just what I want. Can I wait for a few days to think about it? You bet. Just be careful that some other folks out there don’t see the same nice home and put a deposit on it, and get it while you wait. Once you find what you want, it is good to move quickly.
* Can I give you $50 and you hold this home for 2-3 months for me? Nope. Most places will only hold a home for you for 15 days max. They will want at least the deposit and maybe the first month’s rent. The trick here is to get the homes leased for the owners.
* How much money will I need to move in? Most places charge about the same for the deposit as a month’s rent. So plan on 2 month’s worth of rent to move in. You may have a smaller deposit and that will be extra money to take your KillerRents Realtor out somewhere nice to eat!
* How much is the pet deposit? What if I have 5 cats, 3 dogs, and a fish? Pet deposits change from home to home. Usually they run about $150 per pet. Most management companies will allow 2-3 pets without too much hassle. If you get more than that, they may have issues unless you are leasing some acreage or a nice BIG home.
* What about credit checks? Pretty much everyone will want every adult who will live in the home to have a credit check run and will charge a fee to each person. These fees are non-refundable, and some companies will be willing to accept a credit check that was run by another management company. The cost is usually somewhere between $15 and $35 per adult.
* Will I qualify to rent if…? The management companies are looking for basically 3 things: 1. Credit history, 2. Work History, 3 Rental History. You will need to have at least 2 of the 3 in good shape. If not, they may want some extra deposit or extra rent paid in advance.
* Is this all you do? Not usually. We can also sell your home or help you find a home to purchase if you are looking for something!
